Tenants agree to conduct themselves in a socially acceptable manner.
No painting is permitted without Lessor's agreement
No smoking, cigarettes or cannabis indoors. No fires outdoors (as per Montreal West bylaws).
No redecorating, renovating or electrical work is permitted without landlord's prior written approval.
No landscaping work or modifications are permitted without landlord's prior written approval.
Two letters of reference must be provided.
Proof of employment, proof of financial capacity and a credit check report from Equifax or TransUnion are required prior to signing of lease.
Tenants must have their own insurance for their contents and for public liability of a minimum of $2M and must provide the Landlord with proof of such coverage prior to the signing of the lease.
In case of breakage, the tenant must inform the owner as soon as possible.
Any damage repair below $200 shall be done by the tenant.

The Lessee shall pay the Lessor by e-transfers or postdated cheques. The Lessee shall consent to pay the Lessor the sum of fifty dollars (50$) for any returned check for insufficient funds or any other reason.
Heating and Air Conditioning
- Tenant shall maintain sufficient temperature to prevent pipe breakage.
Condition of the premises
- The tenant must keep the accommodation in a good state of cleanliness, including the front and back yards.
- Lessor should be allowed to visit the property with 48hr notice.
A signed copy of the house rules must be included with any promise to lease. Please note a $200 per month rent increase will be effective as of July 1 2027.
